It depend on Landlord or Agent … mostly (use to be) keep it open once term finished but now they are very strict because of Demand & supply issue…
Now owners or agents keep tracking contract dates to review it (rent increament purposes because more rent means more commission & more Saving in Mortgage …

It will continue till you both are happy to carry on…its now a periodic tenancy…if either of you want to end the tenancy you have to give 21 days notice and if he asks you to vacate the house he will give you 40 days notice.
